The Dairy, Knights in the Bottom, is a self-catering cottage in the village of Chickerell, Dorset, lying between Weymouth and Abbotsbury.

Details of availability and prices can be found below, please scroll down. The main prices quoted are per week in the high season starting on a Saturday between 15:30 and 18:00 and vacating the following Saturday at 10:00 (latest). The exceptions are the two weeks over the Christmas and New Year holidays, which are arranged to ensure that Christmas and New Year fall in the middle of these letting weeks.

Long weekends or short breaks of 4 nights or fewer, commencing on any day of the week to suit your requirements, e.g. from Thursday to Monday, are also available during the low season. The price in brackets is the price for these breaks. Mid-week breaks are available in some high season weeks but weekend breaks are not available during the high season.

Terms, conditions and other useful information

Bookings

The Dairy, Knights in the Bottom, is available for booking throughout the year. Bookings are normally for a week or a whole number of weeks in the high season. A week commences on Saturday (between 15:30 and 18:00) and finishes on a Saturday (not later than 10:00). The exceptions are the two weeks over the Christmas holidays, which are arranged to ensure that Christmas and New Year fall in the middle of these letting weeks.

Adherence to the arrival and departure times is important to ensure thorough cleaning can be effected between guests leaving and arriving. Low season mid-week to mid-week bookings, long weekends or short breaks, are available. Long weekends or short breaks attract one price (quoted in brackets) when the cottage is occupied for 4 nights or fewer. Breaks of 5, 6 or 7 nights attract the weekly price. Where a low season week and a high season week are adjacent long weekend or short breaks are not available which would occupy any days of the high season week. Where two consecutive weeks have different prices the cost of the break will be the average of the prices for each of the weeks across which the long weekend or short break is booked.

For advance bookings, that is bookings made at least 9 weeks before the start of the holiday, an initial booking will be provisional and held for seven days. The booking will be confirmed on receipt of a 30% deposit. If payment is received later than seven days after the booking, confirmation will only be made if the dates remain available, otherwise the payment will be returned. A further payment of the remaining 70% of the cost of the holiday plus a GBP50 returnable deposit against breakages and other costs (e.g. telephone) must be received 8 weeks prior to commencement of the holiday.

All bookings made less than 8 weeks before the start of the holiday will be considered firm bookings and must be fully paid within 72 hours of the booking having been made. If full payment, i.e. the cost of the holiday plus a GBP50 returnable deposit, is not received within 72 hours the booking will become unconfirmed and the dates will become available for letting again.

Linen

The cost of the holiday includes, for each week of occupancy, a clean set of sheets and a set of pillowcases for each bed; towels for each guest; and tea towels. Towels for outdoor use (e.g. beach use) are not provided and should be brought by the guests as required.

Fuel

The Dairy has oil-fired central heating. All other devices are electrical. The cost of the holiday includes the provision of all fuels.

Telephone costs, breakages and losses

The cost of telephone calls, breakages and losses will be deducted from the GBP50 deposit. Any remaining amount will be returned within 14 days from the end of the holiday.

Consumables (other than fuel)

A courtesy basic starter pack of consumables will be available on arrival but otherwise it is your responsibility to provide all consumables you will require for the duration of your stay.

Mobility

The Dairy has been refurbished to a high standard within the constraints of the original farm building. It is a single storey property and there is level access into and throughout the major part of the building all of which complies with current Building Regulations in respect of access for the disabled. This area includes a twin bedded room with en-suite facilities with a shower designed as a wet room, having level entry to a large shower compartment and WC both of which allow full wheelchair access. Access from the parking area is also single level.

Restrictions on smoking and pets

The Dairy is a no smoking environment. Sorry, pets are not allowed.

Garden furniture

There is a barbecue and patio furniture in the garden.

Local assistance

A housekeeper, who lives locally, is available to provide any assistance that may be necessary. Contact details are available at the cottage.

Cancellation

The initial booking fee of 30% of the cost of the holiday will be forfeit in the event of a cancellation. The initial booking fee will also be forfeit if the full amount is not received 8 weeks prior to the start of the holiday and the accommodation will be considered available for re-letting. If cancellation occurs after full payment has been received a refund of 70% of the cost of the holiday will be made only if it has been possible to re-let the accommodation.
